If I pay these affiliates, wouldn't it be the same as paying a Real Estate agent To Handle My Sale?

No!  Your Real Estate Agent is paid to protect your interests and depending on the agency you are involved in to handle various aspects of your transaction.  You pay for these services even when you use a Real Estate Agent.  All of these affiliate companies fees show up on your escrow closing statement as part of what the Real Estate industry calls your closing costs.

Your REALTOR Can Help You Pick The Right Escrow Company For You! They will be the neutral third party that will assist you through the whole transaction.  They can help you in many ways. It may be something as simple as doing a net sheet for you, to let you know how much you will receive at the close of escrow after all costs have been paid. 

  1. They will take the information that you supply to them, such as, sales price, length of escrow, the amount of the buyers deposit, and stipulate them in a set of documents called escrow instructions.  You & the buyer will sign these documents.
  2. They will be the party that is actually coordinating all of the closing paperwork with the lender that is doing the loan for the buyer of your home.
  3. They will even assist you if you are part of a homeowners association and need to order all of your paperwork to give to the buyer for his review, such as your CC&R'S and financial reports on the homeowners association.

Once someone shows interest in buying your home and tells you that they are interested in coming to terms with you on a price, your REALTOR'S first question will be "have you been pre qualified with a lender?".  If they have taken that step, you can feel pretty confident that they are serious home shoppers.  However, even if they provide you with a pre qualification letter, your REALTOR will probably call their lender to verify their Fical Scores and get more details on the type of loan they have applied for.  Many new home buyers are uneducated with the home buying process and again your REALTOR can have them talk with the lender that he has confidence in to get them approved in a timely manner.
